Specification
The specification sets out the roles, tasks and responsibilities of the individual stakeholders. These definitions serve the parties involved as guidelines for the project, and through it the company can also check whether its interests have been implemented.
Online room book
In a room book, all spatial data and the (technical) data contained in the room are collected and prepared for further use. This allows every stakeholder to access all data; this greatly promotes cross-trade collaboration. The online room book has the advantage that all parties involved can access the data from anywhere via the internet.
Designation system (AKS)
The asset identification system (AKS) serves the uniform designation and identification of all technical and structural objects that are of lasting importance. The defined AKS applies over the entire life cycle of the designated objects, which is why this FM-specific service is highly significant for planning- and construction-accompanying facility management.
The objectives pursued with the AKS are to bring order and method into the planning and construction of the property, to ensure master data also for commercial purposes and to optimise cross-sector collaboration.
Concept / coordination of the designation system
In order to be able to use the AKS across sectors, there are defined guidelines that are set at the start of the project and determine which information is contained in its designation. Once the designation has been defined, the parties involved must adhere to it and follow the defined guidelines.
Operating concepts
An operating concept organises all necessary services between the various responsible parties who are significantly involved in the planning and construction of the property. Through the concept, tasks, responsibilities and services are allocated in order to coordinate interface tasks and to make them cost-efficient through optimised processes.
Not only processes during planning and construction are optimised; maintenance and servicing are also included.
In doing so, the client is given greater control through the precise definition of the scope of services, processing speed and further aspects in the service level agreement (SLA).
FM plausibility checks
In a plausibility check, factors are examined for their feasibility. The aim is not only to determine whether the plan is comprehensible (plausible) at all, but also to detect and correct any errors with little effort.
Here, costs, energy consumption and efficiency are particularly in focus in order to realise the client's interests optimally, but the FM-compliant planning is also checked in the process.
Facility management master data from BIM
Master data is defined as the data that forms the basis of the property. With its help, further data can then be calculated. This data is collected in order to create a basis for FM and further planning.

Data management
Data management plays a central role for the property, as the data collected before commissioning is also relevant later. It is therefore all the more important to carry out careful data management in order to avoid data losses and multiple data entry and to facilitate the exchange of essential data among the stakeholders.
Cross-trade coordination
Since several trades are responsible for the functioning of all processes, it is very important to coordinate them correctly and efficiently so that construction and operation can run as smoothly as possible. For this reason too, and to support coordination, relevant data is made available across trades.
Plausibility checks
This ensures that the doors are installed correctly from an architectural and structural point of view. The integration into the overall system, such as fire protection or security technology, is also ensured.

Simulation
The simulation has the function of fine-tuning and of checking whether everything interacts correctly in the event of a fire.
At least one detector is selected, which then triggers the desired simulation. The interaction of the various objects is then displayed clearly and, in graphics, also in colour, so that the result can be evaluated across trades.
Plausibility checks
In the plausibility checks, any „loose ends“ in the interactions of the systems are recorded in order to resolve them and to ensure consistency of the interactions.
